3 Bedroom, 2 Bath Duplex.  (There are 2 bedrooms and 1 bathroom upstairs; One bedroom and one bathroom downstairs).

Electric: Tenant Pays

$80 fee per month covers LP gas, water, sewer and trash costs.

Landlord is responsible for lawn and snow removal (except some light shoveling required by tenant around front of property)

NO PETS IN THIS UNIT.

Tenant must supply their own washer and dryer.  

Renter's Insurance is REQUIRED

Applicant must pay for and pass a tenant screening prior to approval.

Minimum Qualification Standards

Any Occupant 18 years or older must apply separately. Applications will be denied if applicant does not meet the following standards for Qualification.

1. Applicant must have current photo Identification and a valid SS #.

2. Minimum household Income must exceed 2x the rent for the past 2 years.

3. All income must be from verifiable sources. Unverifiable income will not be considered.

4. Applicant must receive positive references from all previous landlords for the previous 3 years.

5. Applicant may not have any prior evictions or unpaid judgments from previous landlords.

6. Applicant must exhibit a responsible financial life evidenced by a credit score of 600 or higher.

7. Applicant must pay for a Screening which includes A background check will be conducted on all applicants over 18 which evidences a pattern of responsible and civil behavior.

8. Occupancy limit for this unit is limited to 2 persons per bedroom.

Tenancy will be granted to the most qualified applicant based on our qualification standards and that at our discretion compensating factors such as an additional security deposit or co-signer may be required for qualification if the applicant or applicants fall short of meeting any of the qualification requirements.
